A deferred, 0% interest second mortgage of up to 25% of your first mortgage amount, with no monthly payment. It can go toward your down payment, closing costs, prepaids or reducing your loan principal.

02What you'd give back later

This is not a grant. When you sell, refinance, pay off your loan, or the home stops being your primary residence, you repay the original assistance amount plus a shared appreciation amount under current CHFA terms.

03Who this is generally designed for

Full-time employees of a Colorado public preK-12 school, district, BOCES, charter or innovation zone. Only one borrower on the loan needs to qualify, and the program is not limited to first-time buyers.

04What happens next if you move forward

CHFA requires approved homebuyer education and its "Understanding Your Financial Commitment" course before closing, but you do not need to complete them before your first conversation with a CHFA Participating Lender.
